Job Description

  • Undertake small maintenance jobs as agreed to by the Tenancy Officers and within the Delegation of Authority (DOA) and within the scope of the maintenance required. Prioritise works based on safety first, function second and appearance third.
  • Coordinate/monitor any minor/non-urgent (>24 hours) responsive maintenance to industry performance benchmarks and enter all relevant details into the Argyle Housing MRI Software System.
  • Attend to ‘Vacant’ maintenance and upgrade works as they arise detailing expected expenditure and scope of maintenance works at defined time intervals.
  • Assist in the procurement of contractors for the local area and monitor the quality and pricing of approved contractors for the region.
  • Collaborate with relevant Client Support Specialists and Team Leads where property care concerns are identified. Ensure attention is given to rectify issues during tenancy to minimise any End of Tenancy debt for the client. 
  • Perform property assessment survey inspections to Argyle Housing standards to form part of the planned maintenance program.
  • Understand the commercial and contractual maintenance arrangements that exist for properties not owned but managed by Argyle Housing and ensuring all regulatory and performance goals are understood and met.
  • Assist in the promotion of opportunities for clients and residents to be involved in their community. Follow workplace procedures for hazard identification and risk management and control.
  • Comply with Argyle Housing procedures for maintaining Workplace Health and Safety (WHS) records.
  • Work in partnership with contractors and suppliers to deliver safe, efficient and effective service.
  • Work in partnership with the Client Services team to ensure appropriate support is provided to clients.
  • Actively contribute ideas and feedback into the design and development of system and process improvements.
  • Conduct all dealings in a professional and appropriate manner.
  • Participate in, and help build, a diverse workplace that is culturally aware, competent and that changes and evolves to meet our needs.
  • Provide clear and respectful communication to our clients and to all levels of the organisation.

Desired Skills and Experience

  • A relevant building or trade qualification is desirable - or an understanding of maintenance requirements.
  • Experience in the planning and delivery of maintenance works and capital upgrades to agreed scope, time and budget is essential.
  • Experience in evaluating, engaging and managing contractors and suppliers for maintenance works and upgrade activities is essential.
  • Thorough understanding of responsive and planned maintenance as it applies across a residential property portfolio.
  • Good planning and organisation skills with the ability to work to strict deadlines and to work well and collaboratively under pressure.
  • Competency with Microsoft programs, particularly Excel and MS Word, and property management databases (or the capacity to learn these).
  • Well-developed problem solving and influencing skills including the ability to recommend strategies for resolution/service improvement.
  • Current/valid White Card.
  • Current Australian driver licence.
